Our Development Team

Our development team is composed of individuals with extensive experience in land use planning and permitting, general contracting, installation of infrastructure, residential and commercial construction, and real estate administration, finance and management. We offer a broad range of experience to bring projects first to reality and then to profitability.

Gerard C. Lorusso

President

Mr. Lorusso has over thirty-five years of experience in general management and real estate development. Mr. Lorusso is the principal partner in the Edgewood Development Company, LLC which he established in 2002 to coordinate his land acquisition and development interests. He has been President and Chief Executive Officer of the Lorusso Corporation since 1978. Mr. Lorusso is responsible for all long-range planning and establishment of company goals and objectives. He also directs and coordinates the overall operation of all construction, manufacturing, acquisitions, project management, purchasing, personnel administration, and production supervision.

Mr. Lorusso attended New England School of Law, Boston, MA obtaining a Juris Doctor degree in 1978 and is a member of Massachusetts and Boston Bar Associations. He also holds a Bachelor of Science degree from Boston College, Chestnut Hill, MA. Mr. Lorusso is active in community affairs being a Director at Norwood Hospital, Norwood, MA, a Director at the Hockomock YMCA, a Trustee at Xaverian Brothers High School, Westwood, MA and a member of the Bristol Norfolk Home Builders Association, Inc.

Joseph M. Bartucca

Chief Operating Officer

Primary functions are managing the operations for Edgewood Development, LLC and its affiliates, Willow Creek Builders, LLC and Lakeside Management, Inc.

Mr. Bartucca has over 24 years of experience in the construction industry. AS COO of Willow Creek Builders, LLC he excels in managing all aspects of site preparation, road grading and commercial and residential construction. Joe is responsible for purchasing of materials, design/build, scheduling and coordinating subcontractors, interacting with town officials, project layout, daily cost and labor reports and progress schedules. He has an industry-wide reputation for consistently completing projects on time and within budget.

As General Manager of Lakeside Management, Joe oversees the leasing and operations of multifamily and commercial communities self-owned and operated.

Prior to joining the company in 2007, Mr. Bartucca was Director of Construction for Atlas Investment Group, LLC in Boston, MA. He was second in command and responsible for due diligence of potential property purchases including subcontractor negotiation, design/build, drawing evolution, systems design and project layout. From 1997 to 1999 Joe was Project Manager for Diversified Contracting where his duties included project planning and execution from general construction to restoring building envelopes and the procurement of materials.

Some of his better known projects include: Gateway Terrace; Fay Street, Boston; Minot Hall Residences; Washington Street, Boston; 70-72 Northampton Street Lofts; Northampton Street, Boston; and Mill River Place, Washington Street, Taunton, MA., Edgewood Apartments, Plainville, MA., Chestnut Park Apartments, N. Attleborough MA., AH Harris Construction Specialty Materials headquarters, Plainville, MA., Residences at 1022 Hancock St condominiums Quincy, MA.

Joe received a Bachelors of Science in Finance with minor in Management from Nichols College, Dudley, MA. He is a Massachusetts licensed Construction Supervisor in the state of Massachusetts and is certified by OSHA.

Stephen E. Meltzer

Vice President of Project Development

Mr. Meltzer, who joined the Edgewood Development Company in January of 2018, has been providing legal representation for residential, commercial and mixed-use development projects for over 25 years. He has extensive experience representing developers, abutters and municipalities in land use, zoning and permitting matters at the local board level and in the Massachusetts trial and appellate courts. His background also includes deal structuring and negotiations, real estate purchase, as well as sale and exchange transactions for major residential and commercial properties and the formation, governance and representation of related business entities and partnerships.

Mr. Meltzer has also served as a member of the Town (now City) of Framingham Zoning Board of Appeals since 2006.

Mr. Meltzer graduated Magna Cum Laude from New England Law, Boston and served as an Adjunct Professor of Legal Writing and as a Legal Fellow at New England Law for many years and was a Senior Fellow at the Conservation Law Foundation.

He is a member of the Real Estate Bar Association of Massachusetts, serves as the Chairperson of the Board of Trustees of the Michael Lisnow Respite Center in Hopkinton, is the Founder and Executive Director of the Land Conservation and Advocacy Trust, as a Trustee and was active for many years as a coach, board member and treasurer of the Framingham United Soccer Club, and formerly served as a Board Member of the Framingham History Center.

Kevin E. Currier

Chief Financial Officer

As Chief Financial Officer, Mr. Currier is responsible for all administrative and financial functions of the company. His duties include management of administration and finance departments and internal and external reporting. He is also responsible for tax research and compliance, investment analysis and business planning. Mr. Currier is a senior level executive with over thirty years’ experience in finance, treasury, tax, administration and management.

Prior to joining the Edgewood team, Mr. Currier was a Senior Manager at Ernst & Young LLP. He specialized in taxation along with the construction industry and real estate development. He was CFO at an ENR Top 100 Contractor and its related real estate development company for seventeen years.

Mr. Currier received a Master of Science in Taxation from Bryant University and a Bachelor of Science in Accounting from Providence College. He is a Certified Public Accountant in the State of Rhode Island, a member of the American Institute of Certified Public Accountants and the Rhode Island Society of Certified Public Accountants. He is also a Chartered Global Management Accountant.

Jimmy Hanelin

Controller

Mr. Hanelin is responsible for all administrative and financial functions of the company and related operations. His duties include management of internal and external financial reporting, tax research and compliance, investment analysis, administration, and business planning. Mr. Hanelin has over thirty years’ experience in the areas of financial management, reporting, and taxation. He is a senior level executive with demonstrated expertise in real estate finance, taxation, reporting, administration, and management.

Mr. Hanelin is also the Controller for Edgewood affiliated companies Willow Creek Builders, Lakeside Management, Edgewood Apartments, Liberty Station Apartments, and Plainville Commerce Park. Prior to joining Edgewood, Mr. Hanelin was a Senior Manager of accounting, auditing, and taxation for Darmody, Merlino & Co., Certified Public Accountants. There he developed his industry experience in the areas of professional services, construction, real estate development and manufacturing.

Mr. Hanelin graduated from Babson College, Wellesley, MA with a Bachelor of Science in Accounting and Taxation. He is Certified Public Accountant in the Commonwealth of Massachusetts and a member of the Massachusetts Society of CPA’s.
